Guest Flow is a short-term rental management and property services brand operated by KManage LLC, a Florida limited liability company ("Guest Flow," "we," "us," or "our"). This Privacy Policy explains how we collect, use, disclose, and protect information when you visit guestflow.biz, submit a property analysis or other inquiry, communicate with us, use our services, or, when available, access Guest Flow owner, vendor, or other account portals.

We may collect information that you provide directly to us, information generated through your use of our website or services, and certain technical information collected automatically.

Information You Provide

  • Contact information, such as your name, email address, telephone number, and other information you choose to provide.
  • Property information, including property address, bedrooms, bathrooms, maximum guest capacity, property characteristics, ownership or management information, and information relevant to evaluating or managing a property.
  • Information submitted through property analysis requests, contact inquiries, service requests, forms, or communications with Guest Flow.
  • When owner or vendor portals become available, account information, profile information, uploaded documents, property records, work orders, maintenance information, invoices, photographs, service documentation, and communications submitted through those systems.
  • Transaction-related information, such as payment amount, payment status, date, and transaction or reference information provided to us by a payment processor. Guest Flow does not intend to store complete payment-card numbers on its own systems.

Information Collected Automatically

When you submit a Property Analysis request, Guest Flow may collect information about you and the property so we can review the property, understand your goals, evaluate potential management needs, and respond to your inquiry.

Information submitted through the Property Analysis may include:

  • Property type and property characteristics.
  • Number of bedrooms and bathrooms.
  • Maximum guest capacity.

Submitting a Property Analysis request does not create a property management, co-hosting, agency, or other contractual relationship with Guest Flow or KManage LLC. Any estimates, observations, recommendations, or projections provided through the Property Analysis are for informational and evaluation purposes only and are not guarantees of rental income, occupancy, property performance, or future results.

When you contact Guest Flow, request information, submit a Property Analysis, inquire about our services, or otherwise communicate with us, we may collect contact information such as your name, email address, telephone number, and any information you choose to include in your message.

We may use this information to respond to your inquiry, communicate with you about Guest Flow services, provide requested information, follow up regarding a Property Analysis or service request, and maintain appropriate business records.

We may also use your contact information to send service-related or administrative communications. We will not send marketing communications where consent is required unless the appropriate consent has been obtained. You may opt out of marketing communications at any time by following the unsubscribe instructions provided in the communication or by contacting us.

Guest Flow and KManage LLC may use information collected through the website and our services for legitimate business purposes, including to:

  • Review Property Analysis requests and evaluate properties for potential Guest Flow services.

  • Coordinate property operations, maintenance, cleaning, vendors, and other property-related services when applicable.

  • Detect, investigate, and help prevent fraud, misuse, security incidents, and other unauthorized activity.
